In a nutshell

The king knows that your home is your castle. Under home owners you're covered for damage to the physical structures of your property, such as your home and its outbuildings. This can include all permanent fixtures, fittings and improvements.

  • Loss of, or damage to your buildings caused by: fire, explosion, acts of nature, malicious damage, animals, aircraft and articles dropped from them, cars, falling trees (unless they're being felled), power surges and dips and theft and other intentional acts.
  • Loss of, or damage to, geysers and water pipes.
  • Accidental damage (as stated on your policy schedule).
  • Fire brigade charges.
  • Temporary accommodation.
  • Liability as the owner of the insured building.
  • Liability to domestic employees.

Loss or damage to property due to or caused by

  • Sewerage or waste pipes.
  • Liability to others arising from any trade, business or profession; the ownership of any land or building (other than that covered by this policy); the ownership, possession or use of lifts; the ownership or possession of animals (other than domestic cats and dogs); the use of weapons and firearms; and damages and legal costs awarded against you by a court outside of South Africa.
  • Liability to others: Where an incident causes damage or injury to others and a claim for damage to the building itself wouldn't have been covered.
  • Liability already covered by laws and/or other insurance contracts.
  • Theft or acts caused intentionally by you, your household or tenant (or which happen with your knowledge or consent).
  • Theft or damage to outbuildings (unless there are visible signs of forced entry).
  • While a building is let or sublet (unless there are visible signs of forced entry).
  • Where a building has been unoccupied for more than 45 days in a row.
  • Pre-existing damage.
  • Certain conditions during alterations and additions (as stated on your policy schedule).
  • Matching materials.
  • Scorching.
  • Damage due to volume changes in clay-based soil or rock.
  • Damage due to scratching, chipping, denting, biting, tearing or dirtying.
  • Damage due to rising of the underground water table or pressure caused by it.
  • Damage due to defects in design or construction or the absence of approval by relevant local authorities.
  • Damage due to construction, alteration or repairs, defective workmanship or materials.
  • Damage due to a lack of maintenance.
  • Vacant, abandoned or illegally occupied properties.
  • Thatch roof (unless specifically stated on your policy schedule).
  • Theft from unoccupied buildings.
  • Damage to retaining walls.
  • Additional underpinnings of foundations.
  • Subsidence (with exclusions and conditions as stated on your policy schedule).
